Once we have identified and purchased a distressed property, it undergoes a full renovation that includes a new roof, HVAC system, flooring, kitchen, bathrooms, other aesthetic improvements, and utility upgrades.
After we have completed the renovation, we rent out the newly renovated property. We are able to rent our properties for significantly more than market value due to our expert craftsmanship and high-end furnishings.
The last step in our process is to refinance the property with a local lender. This refinance step includes an appraisal of the property, which typically results in a 30-40% increase in the value due to the significant renovations. The refinance enables us to withdraw cash based on the new equity in the property so we can purchase the next distressed property to improve our community.
